Prefabricated Packages

Looking at building a cottage or home? Our pre-fabricated packages are a great option for do-it-yourself, or even  contractors. The Pre-fabricated packages can be done with any plan. If you don't have a plan, we can help with that, take a look at our popular floor plans here.

A prefabricated package are very high quality which are pre-built in our Regina facility and shipped direct to site for convenience. All wall panel pieces are labeled for easy installation. These packages can be built to many different stages of construction, from the structural packages, to lock up, or we can take the package even further with exterior finishing and insulation and poly. Item #1 – Structural Framing

  • Complete set of architectural drawings
  • Beams – built up 2×8, 2×10 or engineered beam – per plan c/w steel teleposts
  • 2×10 #2 spruce joists @16″oc or engineered I-joists @19.2″oc if required
  • Bridging, strapping & scabs as required by home design
  • Subfloor – 5/8″ T&G OSB c/w 1 3/4″ deck screws & subfloor glue
  • Pre-fabricated walls – exterior 2×6 studs @16″oc – interior 2×4 studs @16″oc
  • 3/8″ OSB wall sheathing
  • 1×4 ribbon board on interior walls
  • Engineered roof trusses @24″oc
  • 7/16″ OSB roof sheathing c/w H-clips
  • 2×6 sub-fascia
  • Framing nails

Item #2 – Exterior Finish (Optional)

  • 30 year asphalt shingles
  • 15# starter felt – eave protection
  • Vinyl siding – double 4 1/2″ cove c/w accessories
  • Roof mounted vents
  • Tyvek weather barrier c/w tape
  • Pre-finished aluminum soffit & fascia
  • Roofing nails

Item #3 – Exterior Decks (Optional)

  • Built up 2×8 ACQ treated beam c/w 4×4 ACQ posts & deck blocks
  • 2×8 ACQ treated deck joists @16″oc
  • 5/4 x6 ACQ treated decking
  • Railing material – 2×2 ACQ treated spindles c/w 2×4 ACQ treated top & bottom rail & 4×4 ACQ posts
  • Exterior stairs – ACQ treated open stairs c/w concrete patio blocks

Item #4&5 – Exterior Windows & Doors

  • White PVC triple glazed, low-E, argon filled windows c/w PVC jamb liners, window grills not included
  • Window operations per plans
  • Steel insulated doors w/metal clad jambs & adjustable striker plates
  • Weiser lockset & deadbolt for each door
  • R-12 insulated overhead garage door
  • Cedar shim shingle

Item #6 – Insulation and Poly (Optional)

  • R-20 batt insulation for exterior walls
  • Double layer R-20 batt insulation for ceiling areas
  • 6mil CGSB poly vapour barrier
  • Acoustical caulking for poly connections

Item #7 – Interior Stairs

  • Main to Second Floor – Closed riser, 3 stringer assembled stair – saw tooth stringers, 1/2″ OSB riser, 1″ OSB treads
  • Main to Basement – Open riser, routered stringers – 2×10 or 2×12 stair treads
  • Decorative railing not included

Item #8 – Interior Doors and Trim (Optional – Other options available)

  • 6-panel Colonist paint grade prehung doors
  • 6-panel Colonist paint grade bifolds
  • Paint grade jambs – 1/2 jambs for bifolds
  • #356 paint grade casing & baseboard
  • White pre-finished wire shelving for closets
  • Finish nails
  • 3/8″ Fibre Floor underlay for vinyl floor areas c/w 1 1/2″ ring nails
